You have decided to make the change. You could be relocating, transferring or moving within Pittsburgh. Whatever the reason you are thinking about a home, this information will save you time, frustration, and money. Karen suggests:

• Determining how much home you can buy. Our online mortgage calculator gives you an approximate idea of your borrowing power. Getting pre-approved for a mortgage will save you time, and money.  Click here for pre-approval from a lender I recommend or you can go on line or someone you have dealt with previously.
• Contact me and I will start working with you immediately to ensure that you receive the best possible service in buying a home. I will be working for you and your interests. Fees are paid out of the transaction proceeds, which is included in the price of the home.
• Before you start previewing homes let me know what your requirements are by filling out this form. I will only show you homes that meet your requirements and that will ensure that before long you will find the right home.
• Once we have found the right home we would write the "offer", which is the legal contract, taking into account the price, date that you would like to move in the home. This contract would also include having an inspection on the home. Any large problems that arise from the inspection can be renegotiated with the sellers to adjust the purchase price accordingly.
• When the contract has been agreed to and signed by both the seller and the buyer then the lender will do an appraisal of the home. Lenders have a limit on the amount they will allow per home in a certain neighborhoods.
• The inspection generally takes place after both parties have agreed to the contract. The inspection is for the benefit of the purchaser. If there are problems found they may be fixed by the seller or there can be a renegotiation.
• Once the money has exchanged hands, title transferred into your name and legalities looked after, we pick up your keys to your new home and deliver them personally to you and your family.
